    The Neighbor Ambassador is responsible for generating traffic, securing appointments, and maximizing rentals by assisting in the total leasing efforts and integrated marketing programs of the Neighborhood to create a unique guest experience. The Neighbor Ambassador participates in the presentation and monitoring of a market ready product, and performs all administrative duties related to the on-site sales/marketing functions. Additionally, the Neighbor Ambassador is responsible for providing quality customer service relations as it might relate to service requests and assisting in providing a quality living environment for the Neighbors. This position reports to the Neighborhood Director and Assistant Neighborhood Director. This position has a bonus potential of 3%.

    Essential Functions

    30%   

    Leasing Experience - Maintain occupancy goals as defined by the operating budget and management plan by successfully leasing apartments, qualifying potential Neighbors, verifying applications, performing credit investigations, and creating all associated documentation accompanying the rental agreements in a timely and accurate fashion for the Neighborhood Manager’s approval; acquaint the new Neighbors with leasing documentation, the Neighborhood rules, the policies, which affect the Neighbors, apartment functions and emergency procedures, to ensure Neighbor satisfaction on move-in.

    Neighbor Relations - Present a professional, efficient approach to remedy any customer complaints and handle service requests with appropriate documentation and follow-up on a daily basis, to ensure client satisfaction; promote Neighbor and business referral programs within company guidelines; collaborate with other on-site personnel in preparations and attendance at Neighborhood Neighbor functions.

    Daily Operations - Assist with collecting and accurately recording the receipt of funds on a daily basis; responsible for taking a proactive role in the preparation and maintenance of a current Neighbor profile along with supporting the marketing functions of the Neighborhood through recording accurate data on prospects and new Neighbors; assist in preparing the rental office for opening to general public; walk the Neighborhood daily and note any deficiencies in market ready product by checking the tour route to ensure complete compliance with company policies regarding presentation of the product and notifying the designated person for action and follow-up remedies; track and record all traffic and rental results for monitoring by the Neighborhood Director and the company; respond to all telephone traffic promptly and follow up with prospective renters using Prometheus developed sales procedures; identify and shop all competition once per quarter and use information to update marketing binder.

    Industry Expertise - Responsible for knowing all current rental policies including any concession programs available and particularly for site-specific rental programs (corporate housing, subsidized housing, BMR qualifications, Section 8 information, etc.); possess knowledge of policies and procedures of the company particularly as they relate to Fair Housing, discrimination and occupancy standards; and maintain an in-depth knowledge of the rental agreement and be cognizant of any legal issues with which they may be tasked (i.e., three day notices).

    Upholding Standards - Maintain a minimum of 33% closing ratio on qualified, walk-in traffic; maintain a minimum of 50% phone to traffic ratio on qualified sales calls; perform above standard on phone and Neighborhood shopping reports; Perform additional duties and handle projects as assigned by the Neighborhood Director/Assistant Neighborhood Director; Achieve regular attendance in conformity with standards; Comply fully with all Prometheus Real Estate Group rules and regulations for the safe and effective operation of the Prometheus Real Estate Group’s facilities; Additional tasks as may be assigned from time to time by the Principal or others at the Principal’s direction

    Required Qualifications, Skills, And Experience

    The individual must possess the following knowledge, skills, and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of knowledge, skills, and abilities:

     

    • High school diploma or general education degree (GED).

     

    • Prior Neighborhood management experience preferred.

     

    • One year experience in sales/marketing and customer service environment

     

    • Effectively present information and respond to questions from groups of managers, other employees, clients, Neighbors, and the general public.

     

    • Must possess basic computational skills; add, subtract, divide, and multiply. Must have the ability to compute rate, discounts, interest, and commissions.  Must be able to prepare and analyze data figures and transcriptions generated by a computer

     

    • Computer proficient in Windows, MS Office, Word, Excel, Outlook, OneSite and the Internet. Ability to type 40+ wpm.

     

    • Ability to apply common sense understanding to carry out instructions furnished in written or oral form. Ability to deal with problems involving several concrete variables in standardized situations

     

    • Ability to speak, communicate, read, write and understand the primary languages used in the workplace including, but not limited to, English in order to maintain safety in the workplace and serve internal and external customers

     

     

    PHYSICAL DEMANDS

     

    • While performing the duties of this job the employee is regularly required to use hands to handle or feel, to reach with arms, and to talk or hear.

     

    • Most work tasks are performed indoors. Temperature is moderate and controlled by Prometheus Real Estate Group environmental systems.

     

    • Must be able to sit at a desk for up to 8 hours per day. Walking and standing are occasionally required.  Length of time of these tasks may vary from day to day and task to task.

     

    • Requires standing, sitting, walking, repetitive motions, listening and hearing ability and visual acuity. The employee is occasionally required to climb or balance.  Must be able to lift up to 15 lbs. occasionally.

     

    • Talking and hearing occur continuously in the process of communicating with Neighbors, supervisors and subordinates.

     

    • Vision occurs continuously with the most common visual functions being those of near vision and depth perception.

     

    • Ability to work primarily with fingers to pick, pinch, type and carry out substantial movements (motions) of the wrists and hands as well.

     

    • Must have finger dexterity to be able to operate office equipment such as computers, printers, 10-key adding machine, electric typewriter, multi-line touch tone phone, filing cabinets, FAX machines, photocopiers, dolly and other office equipment as needed.
