  • Position Purpose

    Reporting to the Senior Director of Risk Management (50%) and Senior Regional Project Manager (50%), the Safety Compliance Manager is responsible for assisting Operations in monitoring and assessing hazardous and unsafe situations and developing measures to ensure employee safety and mitigating risk across all departments. The Safety Compliance Manager ensures that the appropriate safety plans, policies and procedures are in place and followed company-wide. In coordination with Risk Management and Operations, the Safety Compliance Manager is responsible for accident investigations, root cause analysis and corrective action. Other tasks include creating and maintaining safety compliance audits, implementing safety training, including federal and state required OSHA training, and running Safety Committee meetings. Lastly, this role, with the direction of the Senior Director of Risk Management and Senior Regional Project Manager, ensures the Company’s overall safety objectives and compliance with internal procedures, federal, state and local laws are met. This position has a discretionary bonus potential of 15% to 20%.

    Essential Functions

    • Assist in assessing risk and possible safety hazards of all aspects of operations.
    • Implementation and oversight of safety training program compliant with all OSHA requirements.
    • Perform onsite audits for risk identification and adherence to safety policies and procedures.
    • Maintain and revise as necessary, safety policies and procedures including IIPP (Injury Illness Prevention Program).
    • Complete OHSA logs.
    • Create analytical reports of safety data.
    • Lead Safety Committee meetings.
    • Review and track training participation.
    • Participate in continuing education relative to safety protocols, techniques and compliance to federal, state and local regulations.
    • Perform incident/claim investigations as necessary.
    • Assist in ad-hoc projects as requested by the Senior Director of Risk Management and/or Senior Regional Project Manager.
    • Perform onsite audits for maintenance operations compliance and adherence to operational policies and procedures.
    • Work with Learning and Development to coordinate and facilitate training solutions using various delivery methods including but not limited to classroom events, web-based meetings, specific on-site training and one-on-one interactions.
    • Promote and participate in non-company training programs, i.e., CPO and EPA; Maintain technical training material;
    • Establishes content, locations and scheduling for regional maintenance roundtable meetings.
    • Responsible for monitoring, assessing and reporting training progress and success.
    • Assist in developing and maintaining technical POPs.
    • Provide on-boarding of new Maintenance Supervisors and provide individual coaching to maintenance teams as needed.
    • Oversee residential preventative maintenance program.
    • Oversee property environmental programs such as Emergency Plan, Asbestos, LBP and Mold response policies.
    • Oversee all EPA documentation at environmental neighborhoods.
    • Responsible for participation in the creation and monitoring of a safe workplace for self, subcontractors and staff, with goal of zero work related injuries.

    Required Qualifications, Skills, And Experience

    • High school diploma required, Four-year college degree in Safety Management or Risk Management preferred.
    • Minimum of 5 years’ related risk and/or environmental/occupational safety experience or a minimum of five years’ experience as a Maintenance Supervisor or Construction Project Manager with a demonstrated understanding of risk management and safety/OSHA compliance.
    • Experience in real estate/multi-family is preferred.
    • Safety and/or Risk Management certifications such as Certified Director of Safety (CDS), Certified Safety Supervisor (CSS), Certified Director of Maintenance/Equipment (CDM/E), Certified Supervisor of Maintenance/Equipment (CSM/E), Associate in Risk Management (ARM) and Certified Risk Manager (CRM) are preferred.
    • Knowledge of safety, OSHA, ADA and EPA training.
    • Strong verbal and written communication skills.
    • Bi-Lingual in Spanish preferred.
