    Your Role and Impact

     

    At Prometheus, our commercial real estate portfolio contains about 1.2 million square feet of Class A office and retail space. Our Commercial Real Estate team is focused on providing a quality business environment for tenants and consistently delivering the commercial equivalent of the "I Am Home" experience to life. Our Commercial Real Estate team is searching for a Building Utility Engineer to help deliver this experience by performing skilled technical work to assist with the preservation and maintenance of the commercial building equipment found in our commercial properties.

     

    Your Primary Responsibilities Include:

    • Daily Operations – You will assist in the safe and efficient operation of all systems in the facility, monitoring conditions throughout the building in partnership with the Chief Engineer and Sr. Building Engineer. You will help operate, maintain, clean, test and repair everything that keeps our buildings running, such as heaters, pumps valves, appurtenances, cooling coils, air compressors, distribution lines, and pneumatic lines.
    • Technical Repair - If and when equipment breaks down or malfunctions occur, you will work with the team to locate the source of trouble and make the necessary repairs. Ultimately you will help the team operate, maintain and repair all types of technical building systems, including motors engines, electronics, pumps, and a whole lot more.
    • Team Support – Whether it's creating custom reports and journals, scheduling vendors, or reading meters and gauges, you have a “people first” mindset and are passionate about helping our Prometheans in whatever way you can. When all of your normally schedule work is done, you find yourself asking "what else can I do to help?"

     

    Here’s More of the Nitty-Gritty:

    • Your Experience - Building maintenance experience in Class A high-rise buildings or mixed-use commercial space is nothing new to you. You have familiarity with FACP, electrical, Fire Life Safety Systems, building automation tools, locks, plumbing, and HVAC equipment.
    • You can take "On-Call" Hours and have the ability to work at multiple commercial sites. Sometimes emergencies happen, which is why our teams share the responsibility for the "On-Call" emergency readiness response. Of course you will have plenty of time to be "Off-Call", we still want you to take vacations and come back refreshed and relaxed.     Building Management - Contributes to the achievement of property financial goals through effective productivity of maintenance staff and the cost-effective management of maintenance functions without compromising quality; Studies production schedules and inspects completed work for conformance and establishes or adjusts work procedures to meet production schedules; Prepares and implements changes in systems or assignments in accordance with the findings of the maintenance recordkeeping system (Yardi), to ensure more efficient management of maintenance operations of the property; Responsible for contributing to property occupancy goals by maintaining upkeep of all aspects of commercial properties; Effectively communicates in writing anticipated capital needs and maintenance requirements for operating budget.

    Personnel Supervision - Monitoring and direction of scheduling all maintenance personnel (depending upon property) and vendors, making most efficient use of available resources and assist with monitoring work force adherence to company policies and procedures; Directs workers engaged in painting, ground maintenance, repairs, and the upkeep of buildings; Confers with other supervisors to coordinate activities of individual departments; Responsibilities include interviewing, hiring, training, planning, assigning, directing work, appraising performance, rewarding and disciplining employees, and addressing complaints and resolving problems

    Daily Operations - Responsible for administration of maintenance functions and accurate tracking of inventory for repair and maintenance; Responsible for troubleshooting and repair of all mechanical systems, observation and reporting of potential liability concerns or safety hazards to the Property Manager; Plan layouts and estimate costs for repairs and replacement parts for electrical, mechanical, plumbing and electronic systems including requisition parts supplies and equipment; Responsible for timely and satisfactory completion of service requests, including administration of the work order system; Responsible for all maintenance records and accurate tracking of expenses, both maintenance costs and capital items; Effectively communicates in writing anticipated capital needs and maintenance requirements for operating budget; Timely and accurate preparation of the maintenance recordkeeping system (Yardi) and summary documentation; Responsible for management of all emergency services; Pre-negotiation with vendors for over-time costs and emergency response time; Monitors usable life of all equipment, fixtures, boilers, flooring, window coverings, etc. to ensure maximum efficiency and for planning capital purchases

    Industry Expertise - Responsible for in-depth knowledge of any property-specific special needs or problems (asbestos, remediation plan, deficient mechanical or plumbing systems, etc.); Ensure that all vendors used on the property are approved and meet all requirements of the property; Be able to appraise damage, determine the ability of the in-house crew to remedy the problem, and/or the need to hire outside contractors; Responsible for solicitation of outside vendor bids, establishing parameters, and appraising those bids for quality, conformance to specifications, cost savings, and recommending desired vendors to managers; Regular involvement with service contractors, including monitoring compliance with contract agreements, and monitoring and resolution of liability exposures; Responsible for providing front-line information, documentation and training regarding any property-specific special needs; Prepare all work scopes and contracts related to all capital projects; A sound knowledge of fair market pricing for outside vendors and an ability to negotiate better terms for the property’s benefit is a crucial skill; Responsible for knowledge of, and participation in, company safety policies

    Upholding Standards - Responsible for participation in company safety policies and the safety and enforced safe work practices of the maintenance staff; Responsible for completion of any other tasks or duties which may be assigned as required to facilitate the safe and efficient functioning of the commercial property; Work force adherence to company policy and procedures; Participate in preventative maintenance programs and on-going maintenance and repair of all mechanical systems of the property, to preserve and maintain the asset; Responsible for participation in the creation and monitoring of a safe workplace for self and staff, with goal of zero work related injuries; Conduct safety training and enforce safe work practices of the maintenance staff; Create and maintain an emergency plan for systems back up on the property; Preparation of shut-off maps and training for all staff to assist in emergency operations; Perform additional duties and handle projects as assigned by the Property Manager; Achieve regular attendance in conformity with standards; Comply fully with all Prometheus Real Estate Group rules and regulations for the safe and effective operation of the Prometheus Real Estate Group’s facilities; Additional tasks as may be assigned from time to time by the Principal or others at the Principal’s direction; Occasional travel will be required based upon the property’s needs

     

    Required Qualifications, Skills, And Experience

    Our new Building Utility Engineer  must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of knowledge, skills, and abilities:

    • Must possess basic computational skills; add, subtract, divide, and multiply. Must have the ability to compute rate, discounts, interest, and commissions. Must be able to prepare and analyze data figures and transcriptions generated by a computer

    • Computer proficient in Windows, MS Office, Word, Excel, Outlook, OneSite and the Internet. Required to maintain a high level of computer and digital electronic skills and be able to operate building systems
    • Must be able to prepare written reports, complete log sheets, and read, interpret and work from plans, drawings and specifications with ability to read and interpret documents such as safety rules, operating and maintenance instructions.
    • Ability to speak, communicate, read, write and understand the primary languages used in the workplace including, but not limited to, English in order to maintain safety in the workplace and serve internal and external customers.
    • While performing the duties of this job the employee is regularly required to use hands to handle or feel, to reach with arms, and to talk or hear. Must be able to lift up to 50 lbs. occasionally. Requires standing, sitting, walking, repetitive motions, listening and hearing ability and visual acuity. 
    • Ability to work primarily with fingers to pick, pinch, type and carry out substantial movements (motions) of the wrists and hands as well.
    • Talking and hearing occur continuously in the process of communicating with tenants, supervisors and subordinates.
