The Director of Operations is responsible for all residential property management operations within their respective regions/territories including providing leadership, maintaining financial performance, personnel development, establishing and enforcing company expectations, benchmarks, meeting neighbor service guidelines and policies. The Director of Property Management participates as a member of the Director of Property Management Leadership Team. The Director of Operations is the primary leadership group responsible for ensuring that companywide strategies and initiatives are successfully implemented in the field. The Director of Operations directly communicates the status of property operations to executives and interdepartmentally. This position reports to the Vice President Operations. This position has a bonus potential of 28%-30%.
Multi-Site Management - Conduct site visits on a regular basis. Review market comp/analysis and One Site reports; Study trends such as traffic flow, media sources, leasing ratios, intents to vacate, etc. Responsible for the successful operation of all maintenance programs; Review and analyze bid summaries and ensure work contracts are prepared in accordance with company guidelines; Oversees the implementation of marketing methodologies including review of: traffic reports, advertisements, signage, banners, curb appeal and creative suites. Analyses quality assurance and survey results to correct/improve. For properties including Fee Client business, he/she will be responsible to meet fee client expectations according to Prometheus standards.
Personnel Management - Directly supervise Portfolio Managers, and admin support for region assigned. The supervisory responsibilities in accordance with the organization’s policies, standards, and applicable laws; Responsibilities include interviewing, hiring and developing employees; planning assigning, and directing work, appraising performance, rewarding and disciplining employees, addressing complaints, and resolving problems while using sound judgment. Prepares developmental plans for assigned staff to improve talent.
Director of Operations Leadership Team Involvement - To ensure that strategies and initiatives are successfully implemented in the field; Provides cohesive, consistent and clear communication and leadership to the field; The team is held accountable for achieving specific measurable results as outlined in the strategic plan; Responsibilities include but are not limited to communicating the project/initiative/strategy status, action steps for the project, work in process, and initiative “owner”; Lead meetings/sessions with PFM’s to gather their input, collaborate ideas, and ensure that all PFM’s are aligned with the strategic plans and priorities; Manage respective teams to ensure employee satisfaction, appropriate focus to priorities and resolution of issues/challenges, set expectations/goals and track/measure performance on a regular basis; Collaborate with and direct other departments regarding initiatives that impact property operations.
Asset Management - Review weekly, monthly and quarterly reports regarding project performance to include; pricing strategies, financial reports, annual budgets, statistical reports, and summarize findings if appropriate; Maintain client relationships; Provide leadership and guidance to ensure portfolio/property performance is achieved.
